Requirements

  • Preventive Maintenance (this is a priority) for various types of buildings, structures and dynamic equipment (HVAC, electrical, water heaters, emergency generator units, overhead doors, plumbing and fixtures, backflow preventers, grease traps, roof drains/gutters, access control systems, kitchen type equipment, Oil-water Separators, Underground/Above ground storage tanks, Central Energy Plant Boilers etc.) There will be a limit of liability for large equipment (Generators, boilers) per event, air handlers, chillers, pumps, cooling towers, and other equipment. The equipment covered is provided to give an indication of the scale and types of equipment covered. All Limits of Liability cover each piece of equipment per each event.
  • Service calls are classified as emergency or routine work requests for repairs not covered under (1) above.  Service calls are called into a work reception center, are brief in scope, and do not reasonably require detailed job planning.
  • Facility Investment: Primarily consists of infrastructure sustainment and minimal restoration and modernization work.  It includes repairs or replacement of facility components that are expected to occur periodically throughout the life cycle of facilities. This work can include roof repairs, refinishing of wall surfaces, repairing and replacement of heating and cooling systems, replacing tile and carpeting, and similar types of work.
